Lantana is small and splits along the water. Hypoluxo Island and the properties fronting the Lake Worth Lagoon are waterfront, well maintained and exposed to salt on both the ocean and lagoon sides. The mainland town is modest 1950s and 1960s single-family housing on small lots, much of it now on its third roof. The two halves want different specifications and different budgets.
On the waterfront side, corrosion is the governing factor rather than wind. Fasteners, clips, flashing and gutters degrade first, well before the tile or shingle above them shows anything, which is how a roof that looks fine from the street loses sections in a summer storm. Coastal-rated components and no contact between dissimilar metals are standard on those addresses.
The mainland housing is straightforward work. Single-story, workable pitches, shingle and concrete tile, easy roof access. The constraint is the lots rather than the roofs: they are small, driveways are short and side yards are tight, so dumpsters frequently sit street-side and material moves further by hand than it would in a suburban tract. That is a modest cost difference and we quote it rather than absorbing it elsewhere.
Lantana runs a small municipal building department, which in practice means permitting is quick compared with county submissions. Where a property sits on Hypoluxo Island, the usual waterfront considerations apply: limited staging, careful protection of landscaping and pool decks, and coordination on access.
